In support of a large community college district acquisition of two redevelopment sites, the Inland Empire Technical Trade Center in Jurupa Valley and the Corona Education Center in Corona, Phase I and Phase II Environmental Site Assessments (ESAs) were conducted during the due diligence process. The Phase I ESAs revealed historical uses at one or both sites, including a lumber yard, gas station, and dry cleaners, which raised potential environmental concerns. These findings warranted further investigation through Phase II ESAs to evaluate the presence and extent of any environmental impacts, ensuring informed decision-making for site redevelopment.
